UPDATE MAY 2, 2024, FILING 4 COURTYARD LAWNS ONLY: BOOKCLIFF GARDENS HAS COMPLETED THE SCHEDULED MAY FERTILIZATION & PRE-EMERGENT TREATMENT. 

Updated April 25, 2024, 7pm: The canal water to Filings 4 and 5 properties is turned on, in addition to Filings 1 and 3. A schedule will be published once testing is complete. 

Updated April 23, 2024, 3:30pm: The canal pump is running and the pond is filling. Once the pond is filled and a determination is made as to when we can safely start the main pump, we will update this site. It will likely take a couple days. An email will be sent when the main pump is operational and Filing 4 & 5 will have irrigation to the homes.

Updated April 23, 2024: Irrigation is on to Filings 1 & 3 as of mid-day; a schedule will be emailed as soon as all filings are on and tested. For Filings 4 and 5, there is an issue with the canal pump which fills the pond and Bookcliff is working to determine the cause and repair it.

PLAN FOR CANAL IRRIGATION START-UP—DATE of April 29 for Turnon!
Redlands Water and Power is planning to send water from the Gunnison River into the Redlands canals on April 15. Based on experience it can take a couple days for it to reach our area. Once the water has run through the canal for a few days and washed away debris, Bookcliff will open the gates so it can fill The Seasons’ pond and water vaults. The pond will take longer to fill since it is totally empty. We will give the pond and vault water longer time than usual to allow silt and mud to settle with the plan to have Seasons’ irrigation up and running on April 29. It is hoped that a little additional time will allow a smoother start-up operation and avoid shutdowns the first week. Homeowners who have individual control boxes in Filings 4 Custom and 5 should plan on scheduling turn on of their water a couple days after the 29th;  you will be notified via email and on the website as to when your canal water can be turned on. Filing 4 Courtyard and Filing 1 & 3  irrigation will be turned on by Bookcliff as soon as the system is pressurized. 

PLEASE TURN INDIVIDUAL CONTROL VALVES TO OFF!

Prior to the 15th, those homeowners with individual control valves should turn the valves to OFF so the system can pressurize correctly.

 

NEW BOOKCLIFF MAINTENANCE MANAGER FOR THE SEASONS

We are happy to announce that Joe Condotti will be returning as Bookcliff Gardens’ Maintenance Manager for The Seasons. We look forward to having Joe and his experience back with us! Homeowners should still contact bod@seasonshoa.com with any questions or concerns regarding canal irrigation.  


HOA Common Area Weed Pre-emergent Spraying will take place on Monday, April 8. This is only on HOA-owned property.

Update April 4 Re Pond Mini Dredge: The pond mini-dredge is completed and Bookcliff is commencing cleanup. There was very little disruption to the gravel path.

Update April 1 Re Pond Mini Dredge: The contractor for the Pond Mini Dredge, Hi-River Construction, has advised us that they will likely start the dredge on Wednesday, April 3, or Thursday at the latest. It should only take a couple of days for the excavation part. Cleanup will be after that. Thanks to the homeowners around the pond for their patience. 

Update March 29 Re Pond Mini Dredge: The pond is drained and the contractor for the mini-dredge, Hi-River Construction, is waiting for the mud to dry out a bit. He estimates clean-out to begin next week about Wednesday when we will have a good weather window. It will only take a couple days once it begins as the small settlement area is the only area to be excavated. Hi-River feels that the underwater berm has done a good job controlling the mud. 

Update March 19: Clean-up is complete except for a few items that will be finalized next week. Mowing for Filing 4 Lots 1-18 and the Entrance area will start on Monday, March 25, and pre-emergent and aeration will be completed after that. Drainage of the pond is planned to start on March 20th and the mini-dredge will commence as soon as the contractor deems it dry enough. 

On Monday, March 18, Bookcliff Gardens is planning to commence Spring Cleanup of the HOA Common Areas. This will include the South Broadway and High Tiara entrances, the pond area, Berm 4 and Berm 6, as well as several smaller areas within the HOA. The area between homes on Snow Mesa Court and the golf course will also be cleaned as part of fire mitigation. It is planned that mowing, fertilization, aeration, and pre-emergent treatments of affected common areas will start toward the end of the month. Filing 4 Lots 1-18 yard maintenance will also start then. Check back to this page for details as we receive them. All maintenance is weather-dependant.

On Wednesday, March 13, Alpine Tree Service will treat the pines at the South Broadway Entrance and the High Tiara entrance with a trunk drench systemic to prevent damage from insects.
