Large Irrigation System

Filing 4, Filing 5, and Common areas in Filings 4, 5 and 6

 

Filing 4 Lots 1-18 (Courtyard Homes):

  • Schedule or Controller Clocks: Bookcliff programs the two centralized controller clocks. Homeowners cannot switch the times. Once irrigation is turned on, a schedule of watering times will be provided on the website and via email.
  • Irrigation is provided only to the front of the homes from the street to stucco fences on each lot. Side and back yards are the responsibility of the homeowner and canal irrigation is not available through the HOA for those areas.
  • Planter beds maintenance is the homeowners responsibility. The HOA/Bookcliff is responsible for getting water to the planting beds.
  • The HOA/Bookcliff is responsible for turf (grass) maintenance that includes water, fertilizing, aeration, mowing and edging. Filing 4 Courtyard Homeowners pay an additional assessment for the turf care.

 

 

Filing 4 Custom Lots and Filing 5 Lots:

  • HOA/Bookcliff is only responsible for providing water to the curb or valve box at the property line. All maintenance and watering is managed by the homeowner via their personal clock on their property.

 

 

Small Irrigation System

(Filings 1 and 3)

Filing 1: All maintenance of the turf and irrigation system sprinkler heads/drip lines and start-up/winterization is paid for by the Filing 1 homeowners through a separate line item in the Masters operating budget. Homeowners should contact the property manager with questions. Bookcliff provides start-up, weekly maintenance, and shut-down service as part of the contract.

Filing 3: Bookcliff provides startup and ensures water is provided to the front lots in Filing 3 via a main line that runs along the sidewalk area. Homeowners are responsible for maintenance and management of watering systems of planter beds. Back yards are not irrigated by canal water. Bookcliff winterizes the main line.

 

Other Filings

High Tiara (Filing 2), Filing 7 and Filing 6 do not utilize canal water for irrigation of the private homes.
