Bookcliff Gardens has let us know that the Spring Cleanup for common area landscaping will likely start March 18 or 19 and continue into the next week for some areas.
Irrigation/Landscape Update 3.15.26

Canal Irrigation:
Redlands Water & Power is planning on flushing the canals of debris and mud on April 6th and 7th so you will see short-term water during that time. Current plans for seasonal water-in-ditch is to start on April 14th. It will take a few days for water to reach The Seasons and then there will be a wait time to allow silt to settle before startup operations begin.
Bookcliff is planning on startup the week of April 20th; homeowners in Filings Filing 4 Custom and Filing 5 who have individual control boxes for canal irrigation should not plan on turning on their irrigation until an email is sent out with the ok to turn irrigation on. Individual control valves should be turned off prior to April 14; this is important so that the Large System can be pressurized.
Bookcliff will be starting up the Small System (Filings 1&3) and Filing 4 Courtyard homes (Lots 1-18) once the systems are up and running. A schedule for turf and drip watering will be emailed and published on the HOA website.

Landscape:
HOA Common Area Spring Cleanup performed by Bookcliff is scheduled during March 23-26. Involved areas include the Filing 4 Berm and Entranceways and other common areas.
Scheduled turf maintenance in Filing 4 Courtyard homes will be carried out over the rest of March and into April including aeration, fertilization and weed control. Depending on weather, mowing will begin approximately the first of April.
Fire Mitigation of overgrown shrubs will be performed on the rock wall of the diversion pond next to the homes on Snow Mesa Court in Filing 6.
Other Completed Projects:
Maintenance trimming of ash trees at front entryway and deadwood on trees on Berm 4 and High Tiara entrance.
Removal of two dying trees, one at High Tiara and one on Berm 4; replacement with shrubs is scheduled as there is not room for trees to grow. Three tree service companies recommended removal.
Trees on Berm 4 and ash trees at front entrance are being winter-watered this year due to drought and high stress on these trees.
Three irrigation water vaults with excessive mud from last fall’s flooding were cleaned by a hydro-vac company.
Small system (Filing 1 and 3) pump repair of new bearings and seals.
HOA Drain valve replacement to assist in easier cleanout and reduction of “clamshell” issues along north side of Whitetail Lane in Filing 4 Custom. Homeowners along Whitetail Lane in Filing 4 Custom are reminded that they are responsible for cleaning of their individual control valves to eliminate clamshells at their valves.
